How to choose a bitcoin loan platform for a real estate down payment?

I need USD to secure a downpayment on a real estate deal (Florida, USA) within the next week or so. I have a sizeable bitcoin portfolio and want to use this as leverage for a fiat loan, as I'd prefer not to sell to avoid tax hit and missing out on future upside.

It seems like the bitcoin loan market has matured a lot in the last few years. The platforms I'm looking at currently are:

1. Ledn - seem like they have the strongest track record and survived the FTX crashout. Was impressed they now have a BBB- investment grade rating and they publish monthly proof of reserves. they also have an auto top up tool to manage liquidation risk. APR seems to be 10.5% for the amount I'm looking at though, which is on the slightly higher end.

2. Morpho / Coinbase borrow - crazy good APR, but not sure I'm comfortable with having so much collateral tied up with defi, especially following the aave / kelpDAO exploit a few months ago. I also don't know if wrapping my BTC to cBTC would count as a taxable event (?). This would be my first choice though if it's legit and not overly risky.

3. Unchained - I really like the idea of keeping control of my own keys. The APR would be ~14% though which is obviously quite high. But given that security is my main consideration I'm not against paying that if it's the safest option.

This is a really important financial decision so want to make sure I get it right. I'm relatively experienced in using leverage, so have thought through carefully the different price action scenarios.

Please let me know if you have any direct experience with getting bitcoin loans and your experience with the platform. I'm very open to other platforms too, these were just the ones from my (mainly just internet-based) research.
